I. Reference Information

II. Project Completion

Scope of Work:
1. The Contractor has substantially completed all work described in the original Bid and any approved Change Orders for this project.
2. The Client has had the opportunity to inspect the completed work and verify that it meets the agreed-upon specifications.
Final Walkthrough:
1. The Client confirms that a final walkthrough of the completed project has been conducted.
2. The Contractor has documented the condition of the completed work at the final walkthrough through photographs and/or video. This documentation serves as the baseline condition for warranty coverage.
3. Any punch list items identified during the final walkthrough have either been completed or documented for completion in accordance with the Project Approval Contract.
Punch List:
1. As agreed in the Project Approval Contract, punch list items must be identified during the final walkthrough or within three (3) business days of the Contractor's notice of substantial completion, whichever occurs first.
2. Items reported after this period may be addressed under the warranty terms or as additional billable work at the Contractor's discretion.
3. Minor punch list items do not constitute grounds for withholding final payment.
Deemed Acceptance:
1. As agreed in the Project Approval Contract, if this Project Completion Sign-Off is not signed and no written objection detailing specific deficiencies is provided within three (3) business days of the final walkthrough (or completion of punch list items, whichever is later), the project is deemed accepted and final payment becomes immediately due in accordance with Section III below.

III. Final Payment

Payment Authorization:
1. By signing this document, the Client authorizes release of the final payment as specified in the original Bid and any approved Change Orders.
2. Any remaining balance is due upon signing this Project Completion Sign-Off.
3. If this Project Completion Sign-Off is not signed and the project is deemed accepted under the Project Approval Contract, final payment becomes immediately due upon deemed acceptance.
4. If applicable, any credits for under-budget allowances have been applied to the final invoice.
Final Invoice:
1. The Contractor will provide a final invoice reflecting the total project cost, all payments received, and any remaining balance due.
2. Any unpaid balance remaining seven (7) days after the due date shall be considered past due and may accrue late charges as outlined in the Project Approval Contract.

IV. Warranty

Warranty Commencement:
1. The Contractor's two (2) year workmanship warranty begins on the date of the final walkthrough (or completion of punch list items, whichever is later).
2. The condition of the work as documented by the Contractor at the final walkthrough serves as the baseline for warranty claims.
3. This warranty covers defects in workmanship only, as outlined in the original Project Approval Contract.
4. Warranty obligations are conditioned upon the Client's full payment of all amounts due under the Project Approval Contract.
Warranty Exclusions:
1. The warranty does not cover normal wear and tear, damage caused by the Client or third parties, improper maintenance, or issues arising from Client-provided materials.
2. Damage or defects not present in the walkthrough documentation, or that arise after the Client has had access to the completed work and are inconsistent with normal workmanship defects, may be excluded from warranty coverage after reasonable inspection by the Contractor.
3. Full warranty terms and exclusions are detailed in the original Project Approval Contract.
Warranty Claims:
1. To make a warranty claim, the Client must contact the Contractor in writing at projects@strucra.com with a description of the issue.
2. The Contractor will assess the claim and, if covered, repair or correct the defect at no additional cost.

V. Photography & Media

Media Rights:
1. As agreed in the original Project Approval Contract, the Contractor may use photographs and videos of the completed project for marketing, portfolio, and promotional purposes.
2. The Contractor will not publish images containing people, personal photographs, or personally identifiable information.

VI. Lien Waiver

Final Lien Waiver:
1. Upon receipt and clearance of final payment, the Contractor will provide the Client with an Unconditional Waiver and Release on Final Payment.
2. This waiver confirms that all lien rights for the project have been released and that the Contractor has paid or will pay all subcontractors and material suppliers.
Subcontractor and Supplier Waivers:
1. The Contractor has obtained or will obtain lien waivers from subcontractors and material suppliers as appropriate.
2. Copies are available upon Client request by contacting projects@strucra.com.
Client Records:
1. The Contractor recommends that the Client retain all lien waivers as part of their project documentation.

VII. Acknowledgment & Authorization

Project Completion

I confirm that all work described in the original Bid and any approved Change Orders has been substantially completed in accordance with the approved scope of work, subject to any documented punch list items if applicable.

Final Walkthrough & Documentation

I confirm that I have conducted a final walkthrough of the completed project and have had the opportunity to inspect all work performed. I understand that the Contractor has documented the condition of the completed work through photographs and/or video, which serves as the baseline for warranty coverage.

Punch List

I understand that any punch list items must be identified during the final walkthrough or within three (3) business days of the Contractor’s notice of substantial completion, whichever occurs first. Items reported after this period may be addressed under warranty or as additional billable work.

Final Payment

I authorize release of the final payment as specified in my Bid and any approved Change Orders. I understand that any remaining balance is due upon signing this document or, if this document is not signed, upon deemed acceptance under the Project Approval Contract. Any unpaid balance remaining seven (7) days after the due date may be considered past due and may accrue late charges.

Warranty

I understand that the 2-year workmanship warranty begins on the date of the final walkthrough (or completion of punch list items, whichever is later). The condition documented at the walkthrough serves as the baseline for warranty claims. Damage or defects not present at the walkthrough, or that appear after I have had access to the completed work, may not be covered under warranty. Warranty obligations are conditioned upon full payment. I have reviewed and understand the warranty terms and exclusions outlined in the original Project Approval Contract.

Lien Waiver

I understand that upon receipt and clearance of final payment, Strucra will provide an Unconditional Waiver and Release on Final Payment confirming all lien rights have been released. I understand that copies of subcontractor and supplier lien waivers are available upon request.

Project Close-Out

By signing below, I acknowledge that this project has been substantially completed in accordance with the approved scope of work, subject to any documented punch list process or remaining documented Punch List Items if applicable. This document serves as the official project close-out and acknowledgment of completion under the Project Approval Contract.
